{"id":8415,"date":"2026-09-07T11:57:42","date_gmt":"2026-09-07T18:57:42","guid":{"rendered":"https:\/\/homebuyinginstitute.com\/mortgage\/?p=8415"},"modified":"2026-09-07T12:18:19","modified_gmt":"2026-09-07T19:18:19","slug":"minneapolis-buffalo-seattle-inventory-growth","status":"publish","type":"post","link":"https:\/\/homebuyinginstitute.com\/mortgage\/minneapolis-buffalo-seattle-inventory-growth\/","title":{"rendered":"Minneapolis, Buffalo and Seattle Housing Markets Lead Nation for Supply Growth"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><em>Among the nation&#8217;s 50 largest metro areas, the Minneapolis, Buffalo, and Seattle housing markets had the most inventory growth in 2026.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In all three of these markets, the number of active real estate listings rose by more than 25% over the past year\u2014well above the national average of 3.6%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While these three housing markets remain competitive, home buyers now have more properties to evaluate and therefore a better shot at success.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The U.S. Housing Market Sputters Along<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">According to the&nbsp;<a href=\"https:\/\/mediaroom.realtor.com\/2026-09-02-Delistings-Trend-Below-Last-Years-Pace-As-Summer-Comes-to-an-End-Realtor-com-R-August-Housing-Report\" target=\"_blank\" rel=\"noreferrer noopener\">latest monthly update<\/a>&nbsp;from Realtor.com, the U.S. housing market continues to sputter along, with buyer demand and home sales hampered by higher mortgage rates.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nationwide, pending home sales declined year-over-year for the first time since November, while the national median list price dropped 1.3% from a year earlier.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On the inventory side of things, home buyers have more properties to choose from these days. Nationwide, active real estate listings increased 3.6% over the past year.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Significant Inventory Growth in Minneapolis, Buffalo, Seattle<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">While the nation as a whole experienced only modest inventory growth, some metro areas have seen much larger gains that benefit buyers.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1200\" height=\"630\" src=\"https:\/\/homebuyinginstitute.com\/mortgage\/wp-content\/uploads\/2026\/09\/minneapolis-buffalo-seattle.png\" alt=\"Images of Minneapolis, Buffalo, and Seattle with a note about inventory growth\" class=\"wp-image-8416\" srcset=\"https:\/\/homebuyinginstitute.com\/mortgage\/wp-content\/uploads\/2026\/09\/minneapolis-buffalo-seattle.png 1200w, https:\/\/homebuyinginstitute.com\/mortgage\/wp-content\/uploads\/2026\/09\/minneapolis-buffalo-seattle-300x158.png 300w, https:\/\/homebuyinginstitute.com\/mortgage\/wp-content\/uploads\/2026\/09\/minneapolis-buffalo-seattle-1024x538.png 1024w, https:\/\/homebuyinginstitute.com\/mortgage\/wp-content\/uploads\/2026\/09\/minneapolis-buffalo-seattle-768x403.png 768w\" sizes=\"auto, (max-width: 1200px) 100vw, 1200px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Leading the growth were&nbsp;<strong>Minneapolis, Buffalo, and Seattle<\/strong>, where active real estate listings increased by roughly 30% compared to last year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the September Realtor.com report:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\">&#8220;Inventory rose across all four regions. The Midwest (+10.5%) and Northeast (+9.1%) posted the strongest annual growth, followed by the West (+3.2%) and South (+1.1%). Thirty-six of the 50 largest metros recorded annual inventory gains, led by Minneapolis (+32.9%), Buffalo (+29.8%) and Seattle (+27.3%).&#8221;<\/p>\n<\/blockquote>\n\n\n\n<p class=\"has-background wp-block-paragraph\" style=\"background-color:#f7f7f7\">In the Minneapolis, Buffalo, and Seattle housing markets, buyers now have more homes to choose from with a little more negotiating leverage.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Top 10 Housing Markets for Inventory Gains<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Here&#8217;s the full list of metros where active listings rose significantly:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Minneapolis<\/strong>-St. Paul-Bloomington, MN-WI: +32.9%<\/li>\n\n\n\n<li><strong>Buffalo<\/strong>-Cheektowaga, NY: +29.8%<\/li>\n\n\n\n<li><strong>Seattle<\/strong>-Tacoma-Bellevue, WA: +27.3%<\/li>\n\n\n\n<li><strong>Louisville<\/strong>\/Jefferson County, KY-IN: +25.4%<\/li>\n\n\n\n<li><strong>Richmond<\/strong>, VA: +20.9%<\/li>\n\n\n\n<li><strong>Indianapolis<\/strong>-Carmel-Greenwood, IN: +20.8%<\/li>\n\n\n\n<li><strong>Baltimore<\/strong>-Columbia-Towson, MD: +19.2%<\/li>\n\n\n\n<li><strong>Cincinnati<\/strong>, OH-KY-IN: +17.1%<\/li>\n\n\n\n<li><strong>St. Louis<\/strong>, MO-IL: +16.6%<\/li>\n\n\n\n<li><strong>Providence<\/strong>-Warwick, RI-MA: +16.1%<\/li>\n<\/ol>\n\n\n\n<p class=\"has-background wp-block-paragraph\" style=\"background-color:#f7f7f7\">In all of these housing markets, buyers could have an easier time finding a suitable home within budget, especially during the fall and winter months.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Minneapolis: Leads the Nation for Inventory Growth<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Among the largest U.S. metros, the Minneapolis real estate market leads the charge for year-over-year inventory growth.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Active property listings in the&nbsp;Minneapolis-St. Paul-Bloomington metropolitan area increased by about&nbsp;<strong>33%<\/strong>&nbsp;from August 2025 to August 2026.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Minneapolis is also seeing a significant increase in seller activity, with&nbsp;<strong>13.3%<\/strong>&nbsp;more homes newly listed for sale in August than a year earlier. But the increase in total inventory has been much more dramatic.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As with many of the other housing markets on this list, home prices remain weak across the Minneapolis area. The median listing price for this market declined by&nbsp;<strong>3.1%<\/strong>&nbsp;over the past year.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2. Buffalo: Still a Competitive Seller&#8217;s Market<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">With a nearly&nbsp;<strong>30%<\/strong>&nbsp;increase in active real estate listings over the past year, Buffalo&#8217;s housing market has become a little more buyer-friendly.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But it&#8217;s not fully a buyer&#8217;s market.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In fact, Zillow&#8217;s heat index currently labels the Buffalo metro area as a &#8220;strong seller&#8217;s market,&#8221; where the demand for homes exceeds the available supply.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Earlier this year,&nbsp;<a href=\"https:\/\/zillow.mediaroom.com\/2026-01-08-Hartford-edges-out-Buffalo-to-become-Zillows-hottest-market-for-2026\" target=\"_blank\" rel=\"noreferrer noopener\">Zillow also ranked Buffalo<\/a>&nbsp;as one of the hottest housing markets in the United States, noting that &#8220;sellers held a strong advantage in negotiations.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Buffalo-area real estate market also has a lower percentage of price reductions by sellers, compared to most other cities across the U.S.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So overall, the local housing scene continues to favor sellers over buyers in 2026.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But buyers do have more listings available. And if inventory continues to grow, the Buffalo housing market could start shifting toward neutral territory.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">3. Seattle: Inventory Rises as Prices Fall<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Rounding out the top three metros for inventory growth, the Seattle-area housing market had a&nbsp;<strong>27.3%<\/strong>&nbsp;increase in active listings over the past year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And in keeping with the theme, real estate list prices in the area declined by&nbsp;<strong>3.2%<\/strong>&nbsp;year over year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Last month,&nbsp;<strong>23%<\/strong>&nbsp;of Seattle-area home listings had at least one price reduction, up by 3% from a year earlier. The percentage of price reductions could rise further going forward, due to the past year&#8217;s inventory growth.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What Makes Inventory Grow?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">An increase in active real estate listings doesn&#8217;t necessarily mean that a flood of new listings have suddenly come onto the market.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Active inventory can increase for several reasons, including a drop in buyer demand, homes staying on the market for longer stretches, etc.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So a housing market can experience significant inventory growth even without a dramatic increase in new listings.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Over time, this general accumulation of inventory can cause a formerly red-hot seller&#8217;s market to become slower and more balanced.<\/p>\n\n\n\n<p class=\"has-background wp-block-paragraph\" style=\"background-color:#f7f7f7\">We expect this to become a common pattern across many U.S. cities during the rest of 2026 and into 2027.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What Else These 10 Markets Have in Common<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The top-10 inventory growth markets listed above have very different economic and demographic dynamics.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But they also share one important trait: buyers have significantly more inventory to choose from than they did a year ago.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Price weakness is another common feature. Median list prices have declined in seven of the 10 metros in the above list. Similarly, the share of listings with a price reduction has increased in seven of those markets.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That doesn&#8217;t mean that all 10 of these metros have suddenly become buyer&#8217;s markets.
