A year ago at this time, the 30-year FRM averaged 6.27%.”

Even though home prices in many cities have remained mostly flat over the past year, monthly mortgage payments have risen significantly.

For a typical $400,000 mortgage, the impact of rising rates is stark:

October 2025 (6.27% rate): Principal and interest averaged roughly $2,468 per month.

October 2026 (7.40% rate): That same home loan now costs about $2,770 per month.

So the borrower would pay an extra $301 every month—more than $3,600 a year—for the exact same loan amount.

Rising rates have reduced the number of qualified buyers, resulting in less competition and more bargaining power for those buyers who remain.

The Strongest Buyer’s Markets Right Now

According to a recent report from Redfin, the U.S. housing market has shifted even further into buyer’s market territory in recent months.

They estimated there are now 63% more home sellers than buyers nationwide. That’s the largest gap since 2013, well before the pandemic.

As the authors of that report explained:

“House hunters had more negotiating power in September than they’ve had since the housing market crashed after the 2008 financial crisis, with 63% more home sellers than buyers.”

Today’s buyer’s markets are largely driven by high housing costs and economic uncertainty. And they’re mostly concentrated in the Sun Belt region, in metros like Miami, Houston, and Austin.

Top 10 Buyer’s Markets Nationwide

Here are the 10 strongest buyer’s markets identified in the Redfin report (with the percentage by which sellers outnumber buyers):

Miami, FL: 158.9%

Nashville, TN: 152.3%

Houston, TX: 134.6%

Austin, TX: 130.9%

San Antonio, TX: 125.6%

Las Vegas, NV: 125.5%

Orlando, FL: 123.0%

Dallas, TX: 121.9%

Fort Lauderdale, FL: 117.8%

Atlanta, GA: 110.4%

Higher Rates Could Carry This Dynamic Into 2027

Many cities across the U.S. are currently experiencing buyer’s market conditions in 2026, with rising mortgage rates and higher housing costs influencing that trend.

Looking forward, through the rest of 2026 and into 2027, we expect this to be the status quo for a while.

In fact, today’s higher mortgage rates could push some housing markets even further in a buyer-friendly direction by cooling the demand for homes.

We’re seeing evidence of this already. The most recent survey from the Mortgage Bankers Association showed a 16% year-over-year drop in purchase loan applications.

Higher rates mean fewer buyers. So for those buyers who can still afford to make a purchase, they could have an easier time negotiating with the seller.

Rates Expected to Remain Above 7% in 2027

Mortgage rate trends are notoriously difficult to predict. That’s why many forecasters were predicting a gradual decline in rates during 2026, when we’ve actually seen the opposite.

But that doesn’t stop economists and industry experts from issuing such predictions.

The current consensus among many industry watchers is that mortgage rates will remain “higher for longer,” rather than dropping sharply anytime soon.

One example: The Mortgage Bankers Association’s top economist recently predicted that rates would remain above 7% through the end of 2027.

At the group’s annual conference last week, MBA Chief Economist Mike Fratantoni said:

“Inflation is too high, leading central banks to raise short-term rates, while budget deficits and debt are unsustainably high, leading bond investors to push up longer-term rates.”

Affordability Remains a Top Challenge for Buyers

While home buyers might have more negotiating power in many U.S. cities, affordability remains a challenge for a lot of them.

Home prices nationwide remain well above their pre-pandemic levels, even though they’ve leveled off over the past couple of years.

And we already talked about the sharp rise in mortgage rates.

So, while many housing markets currently favor buyers rather than sellers, that doesn’t necessarily mean that they’re affordable.

According to the Atlanta Fed’s August 2026 data, the typical U.S. household would need to spend about 44% of its income to afford the monthly payment on a median-priced home.

That’s well above the 30% share traditionally considered affordable.

Our prediction: Elevated mortgage rates and stubborn inflation will keep cooling the housing market in 2027, deepening buyer’s markets in places like Miami, Nashville, Austin, and Houston.

Disclaimer: Housing market forecasts are the equivalent of an educated guess and therefore subject to error, as market conditions can change quickly and unpredictably.
