It’s based on data from Zillow.

Surrounding cities like Round Rock, Cedar Park, Leander, and Georgetown experienced this same pattern, but with different price figures.

Now, in fall 2026, Austin-area home prices continue to decline. But it’s starting to look like a “bottom” could be on the horizon, with prices leveling off.

Housing Market Outlook and Forecast for 2027

The Austin housing market forecast for 2027 suggests more of the same in the short term, but with a gradual flattening of home prices in the near future.

This metro area will likely remain a buyer’s market for the foreseeable future, with sellers outnumbering buyers in most cities and communities.

Here are three things we expect to see in 2027:

1. Buyer’s market conditions will continue into 2027.

According to an October 2026 report from Redfin, Austin is currently one of the strongest buyer’s markets in America.

The company’s analysts ranked the Austin-Round Rock metro area in the top five buyer’s markets, among the nation’s 50 largest metros.

Sellers currently outnumber buyers by more than two to one in the Austin area. This means there aren’t enough buyers to absorb the homes currently for sale.

And many of those homes are sitting on the market for months.

With today’s higher mortgage rates, inflation, and gas prices, many buyers are taking a wait-and-see approach. That means less competition and more leverage for those who remain.

Forecast: We expect this dynamic to continue into 2027, with buyers having a negotiating edge over sellers, and bidding wars remaining a rarity.

2. Home prices might finally hit bottom.

See that long, four-year decline in home prices in the above graph?

It could finally come to an end in 2027.

The post-pandemic pattern for many U.S. cities has been roughly the same, with home prices dropping to midway between 2020 levels and their 2022 peaks.

But most of those cities “corrected” much faster than the Austin area, so they currently have level or even slow-rising home prices.

Austin’s post-pandemic market correction is taking longer than most other cities, simply because it rose faster and higher during the pandemic.

But when we look at the month-to-month figures, we can see that the price declines in Central Texas are starting to slow.

Forecast: We expect Austin-area home prices to (finally) hit bottom in 2027, perhaps in Q2, and remain mostly flat for a while after that.

3. Higher rates will keep the market sluggish in 2027.

According to the latest data from Redfin, homes for sale in the Austin-Round Rock area spent a median of 85 days on the market before going under contract.

Today’s higher mortgage rates have something to do with that.

The average rate for a 30-year fixed mortgage (America’s favorite home loan) rose by 1.3 percentage points over the past year, according to Freddie Mac.

Higher rates have slowed the housing market, both in Austin and nationwide.

An October 2026 report from the Mortgage Bankers Association showed that home purchase loan applications dropped by 18% compared to a year earlier.

At the MBA’s annual convention in October, Chief Economist Mike Fratantoni predicted that mortgage rates would remain above 7% in 2027.

Forecast: Higher interest rates, inflation, and concerns about further home-price erosion will keep the Austin housing market sluggish in 2027.

Keep Up With the Austin Real Estate Scene

Housing market conditions in Central Texas can change dramatically over time, and in many different ways.
