Sellers outnumber buyers by more than 62% nationally.

As the report’s authors explained:

“There were an estimated 62.6% more home sellers than buyers in the U.S. housing market in September, the biggest gap in records dating back to 2013.”

But in the Miami area, the “seller surplus” numbers were much higher last month, with an estimated 159% more sellers than buyers.

The Miami housing market also had the largest month-to-month increase in its seller surplus, rising by more than 24 percentage points.

This shows that America’s strongest buyer’s market has gotten even more buyer-friendly, a trend that could continue through the slower winter months and into 2027.

Florida and Texas Dominate the List

The table below is based on Redfin’s housing market data. It shows the 10 U.S. metros where sellers outnumber buyers by the widest margin.

In other words: It’s a list of the strongest buyer’s markets in America, when measured among the nation’s largest metro areas.

Metro Area

Sellers Outnumber Buyers By

MoM Increase

Miami, FL

158.9%

+24.4 pts

Nashville, TN

152.3%

+16.2 pts

Houston, TX

134.6%

+11.8 pts

Austin, TX

130.9%

+13.9 pts

San Antonio, TX

125.6%

+3.7 pts

Las Vegas, NV

125.5%

+13.7 pts

Orlando, FL

123.0%

+1.5 pts

Dallas, TX

121.9%

+10.0 pts

Fort Lauderdale, FL

117.8%

+18.2 pts

Atlanta, GA

110.4%

+2.9 pts

Three things to notice in the above table:

1. The Sun Belt dominates the list of buyer’s markets.

Sun Belt metros occupy all 10 of the top spots for the strongest buyer’s markets (if you count Nashville as being part of the Sun Belt, as some people do).

During the pandemic, these were some of the hottest housing markets in America due to an influx of relocating remote workers. Since then, they’ve gone in the opposite direction.

In the southern states, a post-pandemic surge in housing supply—combined with cooling demand—has completely shifted leverage from sellers to buyers.

2. The Miami-area housing market leads the nation.

Miami ranks #1 overall according to Redfin, with sellers outnumbering buyers by a whopping 158.9% (more than two-to-one). Miami also recorded the single largest month-over-month acceleration in the country, jumping +24.4 percentage points in just 30 days.

3. Florida and Texas continue to be the heavyweights.

Florida and Texas account for seven of the top 10 buyer’s markets that have large seller surpluses. Houston, Austin, and San Antonio ranked among the top five.

Condo Market Is Even More Buyer-Friendly

Macro-level housing market reports like this latest from Redfin often blend all residential property types together into one metric.

But anyone who is familiar with the Miami housing market knows that the condo market behaves differently from the single-family detached home segment.

Currently, the South Florida condo market presents an even more extreme version of a buyer’s market. This is due to a glut of inventory and a shortage of interested buyers.

Condo sellers in Miami also face additional hurdles, compared to homeowners selling traditional detached single-family homes.

Strict post-Surfside structural safety laws, inspection requirements, and other factors have forced Miami-area HOAs to pass massive special assessments onto owners.

At the same time, skyrocketing windstorm and master insurance policy premiums have dramatically increased the monthly cost of condo ownership.

The 2027 outlook for condos: The Miami condo market will continue to face challenges in 2027, with months of inventory, long selling times, and a smaller pool of buyers.

Why Does Miami Have This Historic Imbalance?

The Miami and South Florida housing market didn’t develop this historic buyer-seller imbalance overnight. It has been brewing for years now and is just now reaching a peak.

New construction has played a major role.

Some parts of the Miami area have seen a surge in new-home construction over the past few years, especially in the multi-family segment.

New construction supply splits into two tracks: multi-family inventory hitting mainland urban neighborhoods, and single-family homebuilding pushing into outer suburban pockets where land remains available.

But demand from buyers has weakened over the past couple of years due to higher housing costs, rising mortgage rates, inflation, and a slew of other factors.

The result: there’s a lot of inventory on the market in Miami, but not nearly enough buyers to absorb it all. This has created strong buyer’s market conditions.

Surprisingly, Miami-Area Home Prices Are Rising

According to multiple sources, home prices across the Miami metro area have risen slightly over the past year.

An October 2026 assessment from Zillow stated that “the average Miami, FL home value is $583,705, up 1.4% over the past year.”

This is surprising, because in a lopsided and strong buyer’s market, home values typically either dip or remain flat as properties sit on the market for a long time.

Even though Miami has far more sellers than buyers right now, overall home prices are still holding steady (and even rising slightly) because of what’s selling.

Wealthy out-of-state buyers and cash-heavy investors are continuing to buy high-end luxury properties, which keeps the area’s overall average and median prices elevated.

At the same time, existing homeowners who don’t have to move are holding firm on their prices rather than slashing them.

So while buyers have significantly more choices and bargaining power for concessions, many sellers are refusing to sell cheap.

Forecast for 2027: Probably More of the Same

Our Miami housing market forecast for 2027 predicts more of the same:

A cool and sluggish housing market that continues to favor buyers, but with stable or slow-rising home prices.

The South Florida market will be coming out of 2026 with inventory piling up and properties that sit on the market for months before going under contract.

Mortgage rates have also risen in recent weeks, hitting their highest level since the fall of 2023. Rates are expected to remain above 7% through 2027, which will further limit buyer demand.

But we don’t expect to see anything resembling a home price crash in the Miami area (barring some unforeseen economic disruption or calamity).

The more likely scenario for 2027 is a continuation of the same housing market trends we’ve seen over the past year.

Disclaimer: This report contains forward-looking views and predictions relating to the Miami real estate market extending into 2027.
