Here are some of the specific trends we could see during 2027:

With mortgage rates above 7% and weaker demand, home prices will stay mostly flat or land somewhere between a 1% decline and a 1% increase.

The market will continue to favor buyers, with sellers outnumbering buyers by a wide margin.

The sales pace will remain slightly below the national average, with homes taking about two months to go under contract and three months to close.

Fewer homeowners are listing their homes, which should keep prices from falling much during 2027.

But weak demand from home buyers makes a strong rebound in prices unlikely.

Mortgage rates are the wild card. If they ease toward the mid-6% range, the spring market could pick up. If they climb further, it will cool the market.

Home buyers have room and time to negotiate, while sellers will need to price accurately from day one to avoid becoming a stale listing.

Home Prices Could Remain Mostly Flat

Over the past year, DFW home prices have been mostly flat or down slightly, depending on the source. Most measures show a year-over-year change between 0% and -2% for 2026.

This trend is not unique to Dallas. Many cities across the state and the nation have experienced similar “flat-ish” home price trends over the past year, with higher mortgage rates playing a role.

According to a November 2026 assessment from Zillow: “The average Dallas, TX home value is $303,442, down 1.4% over the past year.”

In the Dallas area, home prices currently sit about 6.5% below their mid-2024 peak, and they might have a little further to fall in early 2027.

But price softness has been uneven: townhomes and entry-level homes have declined the most, while higher-end sales have propped up averages.

DFW home price forecast for 2027: A decline in listings (see below) will keep a floor under prices, preventing a significant decline. But a strong rebound is unlikely. The most likely outlook for 2027 is another flat year, with a slight dip possible if mortgage rates rise.

A Decline in Listings Will Affect Buyers in 2027

One of the most noteworthy trends over the past year has to do with real estate listings.

According to multiple sources, the Dallas-Fort Worth metro area has experienced a significant decline in new listings over the past year.

New listings (homes listed for sale recently) are an early indicator of future housing supply and seller confidence, helping us understand what the market might look like going forward.

A November Redfin report showed that the Dallas metro area had the second-largest drop in new listings (-13.5%) among the nation’s 50 most populous metros.

This isn’t new. The DFW area has been posting some of the largest year-over-year declines in new listings for months now. It’s a pattern, rather than a sudden drop.

Bottom line: Fewer homeowners are choosing to sell, likely because of elevated mortgage rates, a reluctance to give up their current lower rates, and weaker demand.

What it means: Those who are planning to buy a home in the Dallas area in 2027 might have fewer properties to choose from than in previous years. But the drop in new listings could also support home prices by preventing an excess of inventory from developing.

Home Sales Have Declined Significantly

DFW home sales have declined steadily since summer, and they continue to decline as of fall 2026.

Redfin currently shows a 14.5% decrease in pending sales over the past year. Zillow also showed a double-digit decline in home sales, year over year.

Mortgage rates are the primary reason for this decline in sales. The average rate for a 30-year fixed mortgage rose above 7% this fall, at a time when inflation and economic uncertainty are also keeping many buyers on the sidelines.

Our 2027 Dallas housing market forecast predicts a continuation of this trend, with home sales remaining weak due to elevated mortgage rates.

Barring a meaningful drop in rates, we can expect year-over-year home sales to remain at their current level or decline further during the first half of 2027.

For buyers, this is generally good news. The decline in sales, combined with an overall sluggish market pace, could keep Dallas a soft buyer’s market next year.

In Conclusion: More of the Same in 2027

Barring some unforeseen economic disruption, we expect to see more of the same next year:

A cool and sluggish Dallas-area housing market that favors buyers a little more than sellers, with little to no home-price growth.

But this is based on averages and medians, and there are exceptions to the rule. Well-priced homes located in desirable areas can still sell quickly, even in a slow market.

Disclaimer: This report contains real estate predictions based on current market dynamics. Those views represent an educated guess and are therefore not guaranteed.

Want to Keep Up With the Dallas Market?

As you can see, the DFW housing market is ever-changing.

If you’re looking for a convenient and effective way to keep up with the market, while filtering out the AI-generated noise, you’ll enjoy DFW Housing Weekly.

Our newsletter covers the entire Dallas-Fort Worth metro area, with weekly updates and insights on everything from home prices to market balance.

Best of all, the newsletter is authored by an actual market analyst with 20+ years covering the Dallas area—rather than something ChatGPT spit out.

Sign up today, and you’ll always be up to speed on DFW market trends.

The Dallas-Fort Worth real estate market has been mostly sluggish throughout 2026, with a slight dip in home prices and a more significant decline in sales.
