5 Real Estate Marketing Ideas for 2024

Here are five unique, innovative, and potentially powerful real estate marketing ideas you should consider in 2024.

Real estate marketing ideas

1. Use AI to launch a real estate blogging campaign.

Blogging on a regular basis can help you attract home buyers and sellers to your website on a daily basis, fueling your lead generation efforts.

Blogging is a cumulative kind of real estate marketing strategy. The content you publish today can help you attract visitors for years to come. Because of this, the benefits of real estate blogging (traffic, visibility and leads) tend to stack up over time.

I know from experience that a lot of agents want to pursue blogging as a real estate marketing idea, but don’t know how to get started.

  • How do I choose topics to write about?
  • How do I structure a blog post?
  • How do I know if my content is “optimized” for search engines?

AI chatbots like ChatGPT and Bard can give you a big head start when it comes to creating real estate blog content. These “large language models” can help you identify topics to write about, organize and outline a blog post, and even create some of the content.

For instance, if you’re writing a blog about closing costs in your area, you could have the AI generate a list of common costs and then work that material into your draft. This would expedite the writing process while allowing you to retain control of the finished product.

2. Create a local real estate magazine (digitally).

Imagine if you owned an online digital magazine dedicated to your local real estate market, with new stories published weekly and hundreds of visitors per day.

Think of the lead generation potential such a site would offer.

You could use strategically placed links offering free consultations, create an “ask the agent” column, and offer a newsletter so people could subscribe for future updates. And that’s just for starters.

You might be thinking this is too far-fetched for a real estate broker marketing idea, and that it would cost many thousands of dollars to get off the ground.

But this kind of strategy is a lot more attainable than you might think, thanks to modern blogging programs, templates and themes.

Consider the following costs:

  • Website domain and hosting: About $200 per year, depending on features
  • WordPress content management system: Free
  • A magazine-style WordPress theme: $59 for a single-site license on Themeforest
  • Images to accompany the articles: Free on sites like Pixabay, Pexels, etc.

That takes care of the website. As for the content, the cost will vary depending on whether you write it yourself or outsource to a professional writer.

But we’re getting into the weeds. My goal here is to show that this is a unique real estate marketing idea worth considering in 2024—and that it’s probably more do-able than you think.

3. Create YouTube videos geared toward your target audience.

Do you have a smartphone and a Google account? Do you know a lot about your local real estate market and enjoy talking about it?

If so, you have everything you need to experiment with YouTube videos as a real estate marketing idea for 2024.

A lot of agents use YouTube videos as part of their marketing strategy, but with varying success. With the right approach, however, YouTube videos can generate a tremendous amount of exposure for a real estate agent. And that can help you generate leads.

There’s a husband-and-wife real estate team in Southern California who post videos on YouTube offering local housing market updates. Their informative videos generate thousands of views, with one video exceeding 20,000 views.

Given the subject matter, it’s safe to assume a high percentage of those viewers are local home buyers and sellers—and potential clients.

If you decide to explore this real estate marketing idea in 2024, be sure to optimize your videos for maximum search engine visibility. That way, they’ll show up in regular Google search results, in addition to searches conducted on YouTube itself.

To optimize your videos, include the most important keywords within the filename, the video title, and the description. Place your keywords within the first paragraph of the video description, along with natural variations of that phrase.

Here’s how I might optimize a video about the Phoenix real estate market:

Similar to blogging, there’s no limit to how far you can go when using YouTube videos as a real estate marketing idea in 2024. You’ll encounter little to no cost barrier, allowing you to publish as many videos as you want.

Bottom line: YouTube videos allow you to increase your exposure among a specific audience, while demonstrating your knowledge and expertise.

4. Create a hyper-local neighborhood guide series.

This strategy combines blogging and SEO, and capitalizes on a tremendous amount of search activity. It’s also another low-cost / no-cost real estate marketing idea for 2024.

Home buyers spend a lot of time researching different neighborhoods in the area where they plan to buy. It’s one of the most common home buying searches. Check out the Google auto-complete suggestions below to see what I mean.

Google neighborhood suggestions

But the thing is, there’s often a lack of quality information relating to specific neighborhoods and communities. And you can capitalize on that by filling the void.

If you start blogging about neighborhoods in your area, you could bring many of those research-minded folks to your website.

Create at least one blog post for every neighborhood on your list. Offer useful, in-depth information that will keep people on your website. Make yourself an expert on these communities, and invite people to contact you with their questions.

This is a multi-faceted real estate marketing idea that can help you boost your website traffic, increase your exposure, and generate more leads in 2024.

5. Create a “market monitor” newsletter for local residents.

An email newsletter can help you grow your marketing channel and generate leads over time, by gradually gaining subscribers. But there’s a right and a wrong way to go about it, and we can sum up the difference in one word…

Positioning.

In marketing lingo, “positioning” occurs when you take certain steps to influence consumer perception toward a specific product or idea. Here, the product is the email newsletter.

If you want people to subscribe to your newsletter (and share their closely guarded contact information), you’ll need to position it in a way that showcases the value.

Notice the difference between these variants:

  • Sign up for my email newsletter for occasional tips and market info.
  • Subscribe to the “Atlanta Market Monitor,” an exclusive newsletter packed with housing market insights for residents of the ATL.

The second call-to-action is more compelling. It positions the newsletter as a useful product or service, rather than “just another agent newsletter.”

Ideally, the call-to-action would also (A) provide a link to a sample issue, and (B) offer a sign-up bonus like a free e-book or report.

You could even combine this strategy with some of the other real estate marketing ideas on this list. The newsletter could include links to the YouTube videos. The videos could mention the newsletter. The newsletter could serve as an extension of the online magazine … and so on.

Try to think of your individual marketing channels as different parts of the same whole, rather than disconnected pieces. Think about how you can integrate them so that they reinforce one another, with a clear branding and positioning strategy.

So there you have them, five unique real estate marketing ideas for 2024. I hope this guide gets your creative wheels turning and helps you grow your business!
